When we say don't
If you expect to sell inside about eight years, the premium over a good shingle roof will not come back to you. We will say so, and we will price the shingle roof properly instead.
The exception is hail. Some insurers reduce premiums meaningfully for impact-resistant roofing in this state, and in that case the arithmetic changes. We will show you both versions.
